Can I offset the capital gains from the sale of a long-term stock with the purchase of investment real estate? 

The gains from the sale of stock can only be offset with losses from the sale of capital assets, such as other stocks/securities or the sale of real estate. The purchase of other assets, such as real estate or otherwise, do not provide an offset to gains realized when stock or other securities are sold.
